To ensure the best photoshoot conditions, don't forget to check your bag before going into the
field. Make sure you possess all the hardware to deliver the files with the required settings and
equipment.

charged and that you have enough space on the memory card to complete the photoshoot without
interruptions and obstacles.

- 1 Bedroom: 15-20 photos
- 2 Bedrooms: 20-25 photos
- 3 Bedrooms: 30-35 photos
- 4 Bedrooms: 35-40 photos
Additionally, please capture any accessibility features in the frame (wheelchair amenities, ...).

Number of photos to take for each area:
Main Areas: Minimum 2-3 Straight on (Horizontal) + 1 Angled (Horizontal)

Straight On: Centre your subject (object or the back wall) in the frame. Shoot the room straight from at least two different perspectives.
Angled: Show information about the room layout and illustrate how a room communicates with the rest of the house.
Make sure to capture any accessibility features.

LIGHT AND BACKGROUND
- Always use natural light, do NOT use flash
- Turn off the lights inside (except when the area has no windows)
- Open curtains and blinds and make sure they are aesthetically arranged
- Balance the visible amount of floor and ceiling, placing objects such as sofas and beds in the middle of the frame
- Make sure that the room is tidy, clean, and arranged
- No trash in the frame
DO
- Prioritize shooting straight on when composing your images. Think editorial rather than real estate
- Set your camera at the right height ~4ft / 1.25m. Door handles are a good reference point as they are often set around this height (see Tips&Tricks below)
- All accessibility features should be revealed through your reportage, especially the ones for reduced or limited mobility person (see Tips&Tricks below)
- Use bracketing -2/0/+2 whenever possible (see Tips&Tricks below)
Indoor:
- Hide any wires and cables
- Turn the TV off
- Closet doors should be closed & room doors wide open
- For bedrooms: make sure there is nothing on the beds except for a pillow and/or a blanket (no towels, personal stuff...)
Outdoor (e.g: patio, rooftop, garden ...):
- Try to avoid cars and road signs, if possible
- Remove any items in a bad condition
- Ensure that all the outdoor items (flowers, plants, ...) look fresh
- Ensure that all preparations have been taken by the host to get any exterior amenities ready
DON'T
- Do not shoot wider than 16mm. Do not shoot detail or close up. Try to give context to your photos
- Avoid capturing identical images. Try to capture the same facility/room from different angles
- Do not shoot from a high angle view or a low angle view
- Try not to plan the photoshoot if the weather conditions are bad (rainy, snowy, foggy conditions...)
- Do not show reflections of people or camera equipment in glass or mirrors
- Do not include people, animals in the frame
- Do not include any brand name in the frame

EXTERIOR
Highlight the neighbourhood of the property. It can be located in a rural place, have an interesting exterior, a beautiful façade or even offer an outstanding view. In this case, make sure to capture it !
Shots of the neighbourhood should capture the ‘essence’ of the local area: picturesque streets, cafes or restaurants, points of interest (such as parks or museums).
Minimum 2 Straight on (Horizontal) + 1 Angled (Horizontal)
If you can not avoid people showing in your frame, do not shoot the exterior photos.

- If possible, capture the exterior during golden or blue hour
- Show the landscape surrounding the property
DO
- Activate the home by turning on the inside lights, open a window or the front door
- Capture plenty of negative space emphasizing the nature surrounding exteriors
- Center the property in the frame
- Use bracketing if necessary (-2/0/+2)
DON'T
- Do not include people in the frame
- Do not frame too tight, property must be fully in frame
- Avoid cars and road signs, if possible
